Iliad to begin work on new £20m RopeWalks project
A warm welcome to developers Iliad, who are due to start work on a new £20m student complex named St Michael’s, which has already been let to Cosmopolitan student homes.
With Liverpool having the biggest student retention rate in the country, its a fantastic opportunity that careful developers are keen not to pass up. This obviously translates into retained capital further down the line for the city in general, and RopeWalks is key in the success of the high retention numbers because of its mixed and vibrant lifestyle offer.

The St Michael’s student development will consist of 261 student rooms, comprising of 225 flats of 4,5, & 6 en-suite rooms, clustered around a spacious kitchen and lounge area, with a further 36 studio rooms. Amenities include an on-site laundry, a games and common room for the exclusive use of residents with a 24 hour manned reception.
The property has been forward let to Cosmopolitan Student Homes. David Griffiths, Group Development Director, commented, “This is the second joint venture that CSH has undertaken with Iliad. The new rooms will make a welcome and high quality addition to CSH’s student accommodation portfolio in Liverpool”.
The entire project has a gross development value of £20m and will be built to BREEAM – Very Good specification level. This project will take the standard of student accommodation in Liverpool to the next level, with all rooms being 25% larger than competing rooms in the city.
Iliad’s commitment to regeneration is centred around creating mixed-use city living, which they believe forms the future of our urban environment. The St Michael’s development is a prime example, as the site is currently a misused waste- ground, owned by the local church and formerly a cemetery in the 19th century. The area was laid flat by the church in the early 20th century and then bombed in the Second World War. Today the area is used for illegal fly-tipping, dog fighting, arson attacks and quad biking, resulting in regular visits from the police.
Rev Elsmore said, “This development will bring much desired work and regeneration into a needy part of our parish. It is good to see a student development, a vital sector in City economy of today, now finding a place in the L1 community – a traditional heart of the city’s economy. The former Churchyard has been a source of endless trouble and danger in recent years and to have an attractive, well designed and well managed development should help improve the area for everyone”.
The church has frequently had to involve the police and fire service to try to resolve issues of crime and antisocial behaviour on this land as well as bearing the cost of frequent large scale fly tipping and vandalism. The land has long been planned for redevelopment and the present development has been the subject of careful consultation and engagement with the local community since 2002.
Alongside Iliad’s landmark building the church shall use the proceeds of the sale to help St Michael in the City to strengthen its community work with young people and the elderly. They hope to refurbish their Church Hall to a high standard for the benefit of the whole community as well as creating a beautiful garden adjacent to the Hall which will serve as a lasting memorial to a long disappeared early Victorian Churchyard.
Rev Elsmore added, “St Michael in the City has been a place of welcome and friendship for people of all nations and ages for nearly 200 years and as a result of this development we look forward to furthering our work in the coming years and to putting St Michael’s back on the map.
A spokesperson for the Diocese of Liverpool added, “we’re delighted that Iliad have been able to bring forward an imaginative development that will benefit both church and community becoming another asset in the Ropewalks area”.
Designed by award winning architect Tim Groom of Formroom comments, “This development will set a new standard in terms of specification and design, with interiors promoting more of a boutique hotel style which should impress even the most discerning of students. The development really exemplifies the next generation of contemporary student accommodation.”
